RESIDENT SCREENING CRITERIA

- Apartment availability policy. Apartments become available when they are deemed ready for move-in. A vacant apartment will not be deemed available until it has been cleaned, repainted, prepared and certified by the Property Manager. We update our list of available apartments as each apartment becomes available. An apartment that was unavailable in the morning may become available later the same day as work is
- All persons over the age of 18 residing in an apartment are considered parties to the lease and must qualify financially.
- Every roommate must complete an application. Each applicant will be separately qualified. The income requirements may be combined.
- Occupancy Standards. To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in an apartment. In determining these restrictions, we adhere to all applicable Fair Housing laws. We allow two persons per
- Application process. We evaluate every apartment application in the following manner:
- Applicant submits a rental application, answering all questions on the application form, and authorizes the employment history, rental history, and credit and criminal background checks via signature and

- Applicant once approved must supply proof of renters insurance to The Grove at Mountain Park. The coverage amount for renters insurance must be a minimum of $100,000 liability coverage and $20,000 personal content coverage. Resident must agree to list The Grove at Mountain Park as interested third party on their policy. Resident may also take out renters insurance through The Grove at Mountain
- Rental Criteria. To qualify for an apartment, every applicant must meet the following criteria:
- The applicants’ total gross monthly income must equal at least three times the monthly rent. Applicants must be able to prove at least one year of employment immediately preceding the date of the application. If applicants have been full time students at any time within the previous year, management will require a lease guarantor. If applicants are unemployed, proof of an alternate source of income is required. If self-employed, a verifiable tax statement showing earnings from the previous year must be provided. Income maybe proven in several different ways; 1, the two most recent consecutive paystubs from employer, 2 an offer letter on company letterhead that is verifiable, 3 last years’ taxes, 4 a letter from your tax accounts on their company letterhead stating your monthly and annual earnings, 5 substantial funds in liquid accounts that can be verified on institutional letterhead.
- Rental History. Every applicant must have satisfactory rental and/or mortgage payment history. If applicants have ever been evicted or sued for any lease violation, the application will be

Packing Up Your Apartment
Moving is tough enough on humans, but animals don’t have a clue why strangers are removing the furniture. Like the rest of us, pets need a little extra TLC at moving time. Fortunately, there are steps you can take to make their move easier at both ends and on the road.
Take your time. Stretch out your packing time over several weeks. Avoid panic in the last days, leaving moving day as relaxed as possible for you and your pets. Don’t change your pets’ routines, such as feedings and walks, keep them as normal as possible in the week before moving. Because dogs and cats need to feel in control, they might exhibit behavioral changes or even become ill when stressed. Treat them with the same level of attention you would ordinarily give them.
Cats aren’t big fans of change. You can help your cats (and skittish dogs) adjust to the moving process by bringing in moving boxes early and by keeping your furry friends in a familiar room you plan to pack up last. On moving day, keep your pets in a quiet room with the door shut or at a friend’s house. This will ensure that your cat or dog won’t get scared and try to make a quick getaway while the movers load up the truck.
Prepare to Make Your Move To The New Pet Friendly Apartments In Charlotte
Visit your veterinarian. A couple weeks before moving, request a copy of veterinary records, a rabies vaccination certificate and a health certificate.
